Asphalt Sealcoating is an easy and cost effective way to maintain your commercial or residential pavement. At Action Blacktop Inc. we use only Velvetop Slurry sealer. Action Blacktop Inc. is proud to be recommended by Velvetop, the manufacturer of the best sealer on the market.


Asphalt Pavement should be sealcoated 2-3 years after the initial asphalt is installed and annually after that. This will prevent expensive future repairs. Action Blacktop Inc. has the expertise in sealcoating to provide you with the proper mix design necessary for your commercial or residential pavement to ensure you a long lasting, beautiful end product.

Benefits of Sealcoating:

Sealcoating provides a layer of protection to your pavement against rain, UV rays, automotive fluids and oxidation. The low cost of annual sealcoating will save you money in the future. A properly sealed asphalt surface will increase the longevity of your pavement.


Over time asphalt pavement will oxidize and turn to a light gray color. A properly installed sealcoat will bring your driveway back to its original, jet-black look.



The sealcoating Process





Step 1: Preparation



When Action Blacktop Inc.’s Sealcoating Division arrives at your home or property the first step they take is thoroughly cleaning your asphalt. With the use of commercial blowers and steel brooms our crew will remove all dirt, sand,grass and debris from your driveway ensuring it is 100% clean.



Step 2:Crack treatment and aggregate installation



Next, we will fill any/all cracks that are ½ inch and larger with a fiberglass material(residential use) or Direct Fire Hot Tar (commercial use). This material is then heated up with a propane torch to allow it to harden (residential). After all cracks ½ inch and larger are filled and heated we will install an aggregate called “Black Beauty” which fills any smaller cracks and provides vehicle traction.



Step 3 velvetop slurry sealer installation



Finally, we hand apply Velvetop’s Slurry Sealer with a squeegee, with extreme precision making sure to not get any sealer on your bricks, apron, or walkway. After the Installation you must wait 24 hours to walk on the pavement, 48 hours to drive, and 48 hours before using your sprinkler system. This will allow the sealer to cure out properly.
